Verrus Project Flex Lyon Township Data Center is a planned 1.8 million sq ft data center campus in Lyon Township, Michigan, within South Hill Business Park West. The proposed campus covers 172 acres between Milford Road and South Hill Road and is designed to support AI computing, cloud computing, and enterprise services. The site plan includes six data center buildings and a utility substation, placing the project among the largest planned digital infrastructure developments in Southeast Michigan.
The planned campus uses Verrus’ grid-interactive data center model, which emphasizes flexible power architecture, responsible energy use, and infrastructure that can coordinate with local grid needs. Public township materials identify the site as zoned I-1 Light Industrial and I-2 General Industrial, with data processing and computer centers treated as permitted uses. The project received conditional site-plan approval in September 2025 and remains subject to additional review conditions before construction can proceed.
The Lyon Township location gives Project Flex access to the Detroit metro growth corridor, Oakland County, New Hudson, Milford Road, Grand River Avenue, I-96, and regional industrial land west of Detroit. The campus is positioned for large-scale AI and cloud infrastructure requiring significant land area, dedicated utility planning, and proximity to Michigan’s automotive, manufacturing, engineering, and enterprise technology base.
