The facility is located at 500 Bd Monseigneur-Dubois and was developed as a purpose-built retrofit for high-density AI infrastructure. MTL-3 supports 5 MW of ready capacity and was designed around a dedicated tenant deployment for Cerebras, giving the site a defined role in large-scale generative AI infrastructure. The facility extends WhiteFiber and Enovum’s Quebec footprint beyond MTL1 in Montreal and MTL2 in Pointe-Claire, adding a northern Greater Montreal location in Saint-Jérôme with access to Quebec’s renewable energy base.

MTL-3 spans 203,800 square feet and was retrofitted from an industrial building into a Tier III-compliant AI-optimized data center. The design includes direct-to-chip liquid cooling, raised-floor configuration, custom containment, N+1 redundant cooling, advanced monitoring, VESDA early smoke detection, and double-interlocking pre-action sprinklers.
